Using the Tool

Before you start, here's how the math works. Your home's floor area is divided by its number of stories to estimate the footprint. That footprint is multiplied by a slope factor (1.12 for a walkable roof, 1.30 for a steep one) and by 1.10 for overhangs, which gives the roof surface. The surface is then priced per square foot.

The rates come from cost rows on our cost guide. This Old House's 2026 North Carolina figures, about $4.40 per sq ft for asphalt and $8.57 for metal, set the low end. Roof Observations' 2026 estimates of about $5.05 for architectural shingles and $10.45 for standing seam fall inside the ranges: $4.40 to $6.50 for shingles and $8.50 to $11.00 for metal.

Next Steps

A range helps with budgeting, but only a measured roof gets a firm price. Call (919) 555-0176 or ask for a free inspection, and we'll connect you with an independent local roofer for a written, itemized estimate. If your range runs high, note that any job of $40,000 or more must be done by a General Contractor licensed by the NC Licensing Board for General Contractors. Not sure a new roof is needed at all?
